Modelling InvestigationThis is specifically aimed at vetting EA modelling throughout the country because the EA admit “it’s not to be relied upon and for guidance only” Its proving a mine-field for developers and a very costly one at that. That means many sites are unable to be developed because of major flood problems shown in the EA national flood mapping. This shows sites in flood zone three when in fact they can be in the dry. The hydraulic modelling carried out by the EA years ago has now been out-dated by great advances in the science which we are now able to use. The results are truly dramatic. In Northumberland we were called upon to assess an obsolete petrol station shown in Flood Zone 3 on the flood map. The only way we could prove it wasn’t was to get the modelling from the EA and use our investigation unit to check its validity. In the end we were able to prove that in fact it was in flood zone 1. It was not cheap to carry out the exercise but the developers were well pleased when we told them their development worries were over. In another part of the country – near the River Ouse – another site was said to be affected by flooding so again we asked for the modelling – such as it was – and checked it. Another satisfied customer because we showed it was developable and not at risk. In Gloucester we showed that up to 120 properties in the flood zone were in fact safe because the flood flow pattern was in their favour. Just imagine what this could do for you . We are looking at a major development area now and we will be using our investigation unit for that as well – to free up acres of land said to be in the flood plain and to give massive added value to the developer. In these hard times our unit can make developments for more attractive by a) releasing extra land b) unlocking sites that are in Flood Zone 3 (the worst) on the flood map and c) contributing to site design to make them far more cost efficient for the developer.
